Role Overview

We are seeking a highly driven Head of Land Acquisition & Project Development to lead strategic initiatives across the Mumbai Metropolitan Region (MMR). This role is critical for identifying high-potential land parcels, managing rigorous due diligence, and navigating the approvals process for specialized villa and plotted development projects.

 

Candidate Profile

Experience: 5–10 years in Real Estate (Minimum 5 years specifically in Land Acquisition).

Specialized Experience: At least 3 years of experience handling Joint Ventures (JV).

Regional Expertise: Mandatory experience working within Mumbai or the MMR.

Language: Proficiency in Malayalam is required.

Age: Up to 35 years.

Location: Based in Mumbai (Preference for candidates in Navi Mumbai, Panvel, Karjat, Kalyan, or Central Suburbs).

Technical Skills & Competencies

Deep knowledge of land laws, zoning, and approval workflows in Maharashtra.

Proven ability to evaluate market trends and land potential accurately.

Expert-level negotiation and stakeholder management skills.

High level of ownership with a "boots-on-the-ground" execution mindset.

Preferred Background

Previous experience with Tier-1 developers (e.g., Lodha, Godrej Properties, Oberoi Realty, Hiranandani).

Strong existing network in growth corridors like Panvel, Karjat, Khopoli, Kalyan, and Alibaug.

Experience Requirements:

Key Responsibilities

1. Land Identification & Strategic Acquisition

Identify and evaluate land parcels specifically suited for villa and plotted developments.

Cultivate and manage a robust network of landowners, brokers, and local influencers.

Conduct comprehensive feasibility assessments based on location, zoning, and long-term development potential.

2. Due Diligence & Documentation

Oversee land title verification and detailed documentation reviews.

Partner with legal and internal stakeholders to ensure seamless due diligence.

Verify critical land records, including 7/12 extracts, mutation records, and land classification.

3. Government Approvals & Regulatory Compliance

Liaise with governing authorities including MCGM, CIDCO, and RERA.

Facilitate essential processes such as NA conversion, layout approvals, and project registrations.

Ensure all projects remain 100% compliant with local regulations and evolving policies.

4. Project Coordination & Operations

Collaborate with internal teams to transition from acquisition to project planning and execution.

Support financial feasibility analysis and viability assessments.

Serve as the local operational lead for Mumbai-based activities.
